The UK’s Minister for Europe visits Malaga

Last weekend, Chris Bryant, Britain’s Minister for Europe visited Andalucía. Speaking exclusively to SUR in English, Bryant said there were three principal reasons for his trip. “Firstly, I wanted to listen to a range of issues which are affecting British expats in Spain; secondly I came to put some pressure on the Spanish authorities to resolve some long-standing property issues; and thirdly to appoint two additional civil servants to advise Brits on legal matters relating to property and social services,” he said.

Foreign residents with irregular properties to march in Malaga

700 homes without the Licence of First Occupation are stuck in legal limbo

Political battle lines are being drawn in Mijas over the 700 properties in the Calahonda Royale development. Home owners in the urbanisation, which is located near the Mijas Costa/Marbella border, just north of the N340, have been waiting for over a decade to be granted the first occupancy licence, ‘licencia de primera ocupacíon.’

Spanish housing review by RICS

The housing market downturn continued during 2009. There was some evidence that the decline might be bottoming out towards the end of the year, though the housing market and the wider economy still face substantial problems. So, it is by no means certain that the end of the housing market downturn has actually been reached.

The adverse market conditions have been feeding into official price indices. There is uncertainty and debate about the extent of the price falls that have occurred, especially in new build. As a result, it is worth spending a little more time than usual in the other country chapters to go through the different indices.

Foreign tourist arrivals in Spain up 1.1 percent

Arrivals of foreign tourists in Spain have reversed an 18 month decline with a 1.1 percent increase in January over the same period in 2009 for a total of 2.5 million visitors.

Upward and onwards Marbella

For good news, the new PGOU Urban Plan for Marbella was approved on Friday the 29th of January 2010 by COTUA, the Andalucía Territorial Planning Commission. A vast majority of the properties that had previously been left out of the local town plan have not been fully legalised and many owners after years of stress and worry can now breath a sigh of relieve. Congratulations to the owners of the staggering 18,000 properties that have been affected by this whole mess.

Ryanair creates a new base on the Costa del Sol

Flipping through the local newspapers that other day I came upon a small article that just shows that even in a downturn, some businesses are still expanding and benefiting the local economy. In this case it is Ryanairs new base at the Malaga airport.

Vendors who sold between ‘97 & ‘06 can claim

I have just read an interesting article by ELS (legal firm based in Fuengirola) discussing how the changes in Spain’s capital gains tax law might allow EU vendors to reclaim part of the 35% they (unjustly) paid to the Spanish government. I wrote about this tax rebate, earlier in the year, but ELS have written a far more detailed and explanatory explanation.

Recovery in the sale of new build property

According to Pedro Pérez, the general secretary of the G-14 (association of Spanish developers) the sale of newly built property has started a mild recovery, and this position will be consolidated in the coming months. Backing this up, the latest INE (Spain statistics institute) statistics showed an increase of 7.6% in inter-monthly sales, with over 20,000 sales in September.

Costa del Sol property valuations

By Tinsa for October are continuing to show a positive trend with year-on-year prices for Spains mediterrenean coast down just 9.9%, the best result since November 2008.

The last positive increase by TINSA was in January 2008 with average valuations along Spain Mediterreanean coast as 2537€/m2. They now stand at 2082€/m2 as of October. That means to date there has been a 17.93% decrease from its height.

As always, please note these figure refer to valuations and not actual sales prices and that these figure refer to the entire mediterranean coast and not specifically for the Costa del Sol.

Andalucía Technology Park expanding to Marbella

With the success of the Andalucía Technology Park (Parque Tecnologico de Andalucía) in Malaga, the Junta de Andalucía has declared the establishment of a new Technology Park Marbella.

The head of Innovation, Science and Business for the Junta has said that the new site will cover 197 hectares on land that is currently made up of 300 privately owned estates and is designated as an “area of opportunity” for the Costa del Sol in the POT plan. The idea would be to reach a public-private agreement with the participation of Marbella Town Hall and the landowners along with the regional authority for the development of the project.

Andalucia to subsidise home buyers to tune of 1 billion Euros

The government of Andalucia, or Junta, announced yesterday a subsidy of 1 billion Euros to help liquidate the region’s property glut estimated at around 70,000 newly-built homes.
